MAXC Properties is a small private estate built around five villas, lush landscaped grounds, a shared swimming pool, and an adjoining birth center building. The grounds are designed for stillness — shaded courtyards, garden walkways, and open-air gathering spaces.
Whether you're staying for a weekend or a longer season, the property offers privacy, comfort, and a sense of place that's hard to find in a typical rental.

Where It All
Began
MAXC Properties didn't begin as a hospitality business. It began with a vision — the belief that the places we inhabit shape how we live, rest, and connect. From the very beginning, the goal wasn't to build a hotel, but to create homes people would genuinely enjoy returning to.
As the estate grew, what started as a personal real estate project evolved into a destination for families, couples, business leaders, wellness retreats, and expectant mothers — all welcomed with the same thoughtful attention to comfort and experience.

Today, MAXC Properties is home to five unique villas on one private estate, with two available for short stays and long-term stays, and a wellness partnership that makes the estate unlike any other.

MAXC Properties is a boutique real estate development, hospitality, and property management company specializing in thoughtfully designed homes, wellness-focused spaces, and exceptional guest experiences.
We are the development and property management company behind the GIVEN Villas and The Estate House. We thoughtfully develop, own, and steward each space—from architecture and landscaping to hospitality, maintenance, and guest experience—with a long-term vision.
We believe exceptional places are never finished—they are thoughtfully cared for, continually improved, and designed to become more beautiful with every passing year.

Philosophy
Hospitality is one of those words that gets applied to almost every space that rents beds. We use it differently. To us, hospitality is not about the thickness of the towels or the quality of the coffee — though we care about those things. It's about the feeling a guest has when they walk through the door of a villa for the first time.
That feeling should be: I'm expected. I'm welcome. I can settle in.
Everything else — the welcome basket, the linens, the outdoor furniture, the way the kitchen is stocked — is in service of that feeling. Our hospitality philosophy starts there, and flows outward through every decision we make about how the estate operates.

Frequently Asked Questions
What time is check-in and check-out?
Guests are welcome to check in from 11:00 AM, and check-out is by 3:00 PM. If you need an earlier arrival or a later departure, please contact us at least 48 hours in advance. We’ll do our best to accommodate your request, subject to villa availability.
How does self check-in work?
All villas use a secure self check-in system. 24 hours before your arrival, you'll receive a message with your villa's entry code and step-by-step access instructions.
No need to coordinate a key handoff — you can arrive at your own pace within the check-in window. The team is reachable by phone or message if anything is unclear on arrival.
What are the pool hours ?
Pool hours are from 7 a.m. to 10 p.m.

How do I access the estate gate?
The estate is fully gated. Your check-in confirmation will include gate entry instructions — either a code, a key fob, or a direct contact for the gate attendant, depending on the entry system in use at the time of your stay.
Gate access is provided only to registered guests. Please do not share your access details with anyone not listed on your booking.
How many guests can stay in each villa?
Each villa has a maximum occupancy that applies to the number of guests sleeping overnight. All overnight guests must be registered at the time of booking — or in advance of arrival if plans change.
Is smoking allowed inside the villas?
Smoking of any kind is strictly prohibited inside all villas — including cigarettes, cigars, vapes, e-cigarettes, and any other smoking devices. This applies to all rooms, including bathrooms.
Evidence of indoor smoking will result in a deep-cleaning charge deducted from the security deposit, and may result in early termination of the booking.
What is the cancellation policy?
Our cancellation policy varies slightly depending on the platform through which you booked:
Cancellations made 14+ days before check-in — full refund of the accommodation cost, minus any platform service fees.
Cancellations made 7–13 days before check-in — 50% refund of the total accommodation cost.
Cancellations made within 7 days of check-in — no refund. The full booking amount is retained.
What if I need to modify my dates?
Date modifications are accommodated where possible, subject to availability. Contact us as early as you can — changes requested well in advance are almost always manageable.
If your new dates result in a shorter stay, the difference in cost will be refunded in line with the cancellation policy timeframes above. If dates are extended, the additional nights will be charged at the current rate.
Is this place for women only?
That’s a great question!
Not at all. While the main building on the property is home to GIVEN Women’s Health Oasis & Birth Center, a nonprofit dedicated to serving women and families, the luxury villas are operated separately by MAXC Properties and are open to everyone.
We’re happy to welcome individuals, couples, families, and business travelers alike. We look forward to hosting you and your children and hope you have a relaxing stay!

Is the pool shared or private?
The pool is shared with our five villas and the main retreat house. We intentionally keep guest capacity low, so it remains a peaceful, relaxing experience and never feels crowded. The pool is exclusively for registered guests staying on the property. Please let us know if you have any other questions—we’re happy to help!
